You should avoid renting out to these tenants especially if it happened more than once. A lot of reasons can be the&nbsp;<a href=\"https:\/\/www.padleads.com\/blog\/notice-to-quit-how-to-legally-evict-a-tenant\/\" target=\"_blank\" rel=\"noreferrer noopener\">cause of the eviction<\/a>&nbsp;and, more often than not, they are the tenant&#8217;s fault. If an applicant has poor credit history and debt, you can reject their application. You have to take into consideration the safety of your property and your other tenants.&nbsp;<\/p>\n\n\n\n<h2>THE INCONSPICUOUS:<\/h2>\n\n\n\n<h2>Landlord reference<\/h2>\n\n\n\n<p>Past landlord references can give you an idea of how a person is as a tenant. Ask them if the applicant has a history of missed or&nbsp;<a href=\"https:\/\/www.padleads.com\/blog\/how-to-discourage-late-rental-payments\/\" target=\"_blank\" rel=\"noreferrer noopener\">late payments<\/a>, has caused&nbsp;<a href=\"https:\/\/www.padleads.com\/blog\/damages-that-do-not-count-as-usual-wear-and-tear\/\" target=\"_blank\" rel=\"noreferrer noopener\">damages to the property<\/a>, and disobeys the&nbsp;<a href=\"https:\/\/www.padleads.com\/blog\/lease-agreements-what-should-be-included\/\" target=\"_blank\" rel=\"noreferrer noopener\">terms written on the lease agreement<\/a>.<\/p>\n\n\n\n<h2>Constant moving<\/h2>\n\n\n\n<p>A tenant who is constantly moving from one area to another can be a problem. An applicant who refuses to do this simple but vital task may have suspicious intent.&nbsp;<\/p>\n\n\n\n<h2>Leaving blank spaces in the application<\/h2>\n\n\n\n<p>A tenant can leave blanks on an application for questions or items that do not apply to them. However, those spaces that should be filled in must have the complete and correct information.
