I&#8217;m talking about if they invite guests over. Well, they can be one of the reasons for your financial loss in several ways:<\/p>\n\n\n\n<ul><li>Tenant guests can do <a href=\"https:\/\/www.padleads.com\/blog\/damages-that-do-not-count-as-usual-wear-and-tear\/\" target=\"_blank\" rel=\"noreferrer noopener\">damage to property<\/a>.<\/li><li>They can be dangerous to other tenants.<\/li><li>They can <a href=\"https:\/\/www.padleads.com\/blog\/landlords-when-is-he-liable-for-tenant-injuries\/\" target=\"_blank\" rel=\"noreferrer noopener\">get injured inside the property<\/a> and will blame you.<\/li><li>They can be a <a href=\"https:\/\/www.padleads.com\/blog\/dealing-with-a-tenant-nuisance-the-right-approach\/\" target=\"_blank\" rel=\"noreferrer noopener\">nuisance<\/a> and scare away other tenants.<\/li><li>They can commit a crime inside the premises.<\/li><\/ul>\n\n\n\n<p>Some tenant guests can be a little reckless because they know that they have a chance to get away with it. They neither signed a lease agreement with you nor formally promised to follow your rules.<\/p>\n\n\n\n<p>Like I have said many times before, you should have this specified in your contract. <a href=\"https:\/\/www.padleads.com\/blog\/long-term-guests-and-how-to-handle-them\/\" target=\"_blank\" rel=\"noreferrer noopener\">Having house rules for tenant guests<\/a> can help prevent any possible issues and will regulate your tenants. Here are a few items that you should include in your house rules:<\/p>\n\n\n\n<h2>Guests are a tenant&#8217;s responsibility.<\/h2>\n\n\n\n<p>They should know that if their guest commits any dangerous acts that can affect the property and other tenants, it will also reflect negatively on them, and they will also suffer the consequences. Specify the number of days that guests are allowed to be in the property as well. For example, a tenant can have a maximum of 3 guests and will only be allowed to stay for a maximum of 14 days.<\/p>\n\n\n\n<p>Disallow <a rel=\"noreferrer noopener\" href=\"https:\/\/www.padleads.com\/blog\/long-term-guests-and-how-to-handle-them\/\" target=\"_blank\">long-term guests<\/a>. If they are unable to <a href=\"https:\/\/www.padleads.com\/blog\/tenant-guests-or-future-tenant-what-to-do-when-guests-extend-their-stay\/\" target=\"_blank\" rel=\"noreferrer noopener\">leave after the allowed duration<\/a>, they should apply for tenancy. They will also have to go through tenant screening, sign a lease agreement, and pay the rent.<br>Perform <a href=\"https:\/\/www.padleads.com\/blog\/what-to-do-and-not-do-during-inspections\/\" target=\"_blank\" rel=\"noreferrer noopener\">routine inspections <\/a>to check if your tenants are hiding long-term guests. You can state in the lease agreement that you will be conducting these inspections so they cannot complain that they were not made aware of this.<\/p>\n\n\n\n<h2>Be sure to put up safety and hazard signs inside the property.<\/h2>\n\n\n\n<p>You should also maintain a safe and clean property to avoid injuries.
